This location is part of the Acrowood operation located south of 41st Street and between I-5 and the BNSF rail line. This location consists of multiple parcels.

  • Location

    • The property is zoned Light Industrial – Mixed Use. A new transit MOAB is allowed through administration approvals with the City.
    • The property consists of portions of three parcels and is approximately 8.4 acres. However, the area is limited by steep slopes and critical areas along its eastern boundary that will add significant cost to site development. As shown, the location provides for 60 buses and 40 paratransit vehicles. 
    • The South 3rd Avenue location has the shortest ‘deadhead return’ for buses from route termini.The property is owned by Acrowood Corporation. Snohomish County Assessor taxable value is approximately $11.00/square foot.  
    • This location has one relic building.
    • This location is adjacent to residents and small businesses along South 3rd Avenue.
  • Encumbrances

    • The location is encumbered by a steep slope and wetlands to the east. Structural improvements will be needed to stabilize the slope, and wetland impacts will require mitigation approvals through the Army Corps of Engineers.
    • The location is accessible to and near the I-5 corridor.
    • The current owner has stated the existing operation will need access through the property for industrial equipment deliveries. 
    • Industrial facilities may be the best use for this property.   
    • Environmental sampling is necessary to confirm the absence of contamination on the parcels of interest. 
  • Operations

    • The South 3rd Avenue location has low functionality and is highly constrained for effective transit operations. It will provide sufficient parking for employees and visitors. 
    • Delivery vehicle access to the property for vehicle parts, fueling and support functions is limited by available space and bus movements within the property.
    • Development of this property will require improved utility capacity, including electricity and additional utility service for Battery Electric Buses (BEBs), sanitary, water, gas, stormwater and fiber infrastructure. 
    • The South 3rd Avenue location will provide multi-fuel capabilities including gas and diesel, BEB charging systems, and future hydrogen fueling. This diversity will provide resiliency for transit operations. The maintenance facility and portions of the administrative spaces will have emergency generators. Solar panels could be installed on rooftops to improve energy resiliency. The relative cost to build is very high with costs being driven by the structural improvements needed to stabilize steep slopes along the east side of the property and the added cost to permit and mitigate wetland impacts. There will be minor site demolition of one relic building.
